The agreement covers 4,112 residential units previously held by Varia US, an affiliate of the SWI Group. By offloading these assets into the two-vehicle joint venture, the company aims to rotate capital away from older, capital-intensive properties toward higher-quality residential communities. Varia US will retain full ownership of four remaining properties while actively managing the joint venture assets to maximize value before potential future disposals.
Max-Herve George, CEO of SWI Group, noted that the partnership validates the firm’s platform and provides the necessary financial flexibility to compete in a market that increasingly rewards scale. The fresh equity capital will be used to fund new acquisitions, allowing the company to pivot its portfolio toward the more stable, high-growth secondary and tertiary U.S. markets that define its investment strategy.
