Discounts off original asking prices typically climb as summer wanes and early autumn sets in, according to data from Redfin. Sellers who listed properties during the spring rush but failed to secure a buyer are often more receptive to price cuts or negotiations as the season turns. This window represents a shift in leverage, particularly in regions like Texas, Nashville, and Atlanta, where the current ratio of sellers to buyers effectively grants the latter more control at the bargaining table.

Timing varies significantly by region. While buyers in Anaheim, San Jose, and Newark should focus their efforts on late August, those targeting markets like Baltimore, Nashville, or Southern California will find the best opportunities in mid-September. By late September, the focus shifts to cities including Las Vegas, San Francisco, and Washington, D.C. Redfin senior economist Asad Khan suggests that buyers should prioritize these periods to capitalize on seller fatigue, noting that concessions often plateau or vanish entirely once winter weather arrives.
