HUD Schedules $56 Million Healthcare Mortgage Loan Auction for November

The U.S. Department of Housing and Urban Development has set November 17, 2026, for a sealed bid auction of eleven defaulted healthcare mortgage loans. These secretary-held assets, carrying a combined unpaid principal balance of approximately $56 million, represent the latest offering in the agency’s ongoing effort to recoup FHA insurance fund losses.

The properties backing these first-lien mortgages are spread across nine states, including California, Florida, New York, and Pennsylvania. Each loan is currently due and payable, and the agency retains the authority to adjust the final portfolio composition by adding or removing specific notes before the auction date.

By offloading these defaulted Section 232 healthcare mortgage notes, the department aims to mitigate the long-term costs of holding non-performing assets while stabilizing healthcare access in local communities. Interested parties can access documentation and participation guidelines through the Falcon Asset Sales platform or by contacting the Office of Asset Sales directly.
